Items Left Behind: There will be a $50 shipping and handling fee per item for any item left behind that you wish to be returned. We will provide a tracking number within 3 days of receipt of the fee. All guests must sign a Rental Agreement after booking. You will be sent a link to click and sign. Maximum number of guests at this property is 3 regardless of age. No more than 3 humans total. WAIVER OF LIABILITY FOR HOT TUB AND AMENITIES: Guest understands that there are special health risks that may be involved in using the hot tub, as well as safety risks using other areas of the cabin. In particular, he or she understands that there are potential dangers that these amenities may present to children who are not carefully supervised as well as danger to any person using the hot tub if a person has health risks, is intoxicated or using any kind of drugs or medication, or if pregnant. The hot tub should be kept at a temperature that is less than 104 for personal safety. Guest agrees to explain the risks of using the amenities and hot tub to any guests at the cabin and to be fully and solely responsible for any accidents, medical conditions or injuries his or her guests may incur including rashes or any other skin conditions caused by said hot tub. Guest understands the risks discussed above and agrees that he or she will assume all responsibility for his or herself and their guests for the consequences of those risks. Guest agrees to waive any claim whatsoever against Owner for accidents, medical conditions or claims arising from his or her own use or guests’ use of the cabin amenities or hot tub. Guest also understands and agrees that he or she is responsible and liable and will pay Owner upon request for any damages that occur to the cabin amenities and hot tub and its support equipment through his or her own or guests’ misuse and/or negligence, for example, but not limited to, using the incorrect detergents in the dishwasher or clothes washer, damage caused by grill, failing to replace and secure the hot tub cover, walking on or otherwise damaging the hot tub cover, or damaging the hot tub filtration system with foreign objects, soaps or oils, or causing excessive water overflow. This Renter Agreement ("Agreement") is made and effective on the date signed below between the"Owner and/or Manager" and "Guest" regarding the property known as BACK IN BLACK ("Rental Property"). This Agreement applies to the Guest's stay at Rental Property during dates indicated on Airbnb reservation, but also applies to any other dates which may be included if the reservation is changed. This Agreement applies to all members of the Guest's party no matter the age or affiliation. Guest acknowledges that Guest is responsible for sharing the renter agreement, and its requirements, with all members of the Guest's party and anyone else permitted onto the Rental Property by the Guest. In consideration of the rent received and the mutual promises contained herein, Owner of the Rental Property does hereby lease and rent to Guest(s) such Rental Property under the following terms and conditions: 1. Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guest's breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind. 2. In no event shall the Rental Property be occupied by more persons than the capacity of the property as stated on the web site or the confirmation letter, without prior approval by Owner. No fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair. If listed "For Sale", Guests agree to grant access by scheduled appointment upon notification. 3. In the event Guest wishes to terminate this agreement, Travel Insurance, Damage Protection and any processing or administrative fees are non-refundable. The refund policy is as stated on VRBO/AIRBNB or the booking site and is incorporated and made a part of this agreement: 4. A payment of 100% is taken by Owner at the time of the booking. 5. If the stay was booked on a platform such as Airbnb/VRBO the security deposit on the booking platform listing will hereby supersede the security deposit in the rental agreement. If booked directly with the host, a security deposit is required ("Security Deposit") and will be automatically reserved for the booking. The automatic reserve is conducted by putting a hold or charge on the Guest's credit card for the amount of $500.00 exactly 2 day(s) prior to the arrival date. The credit card of the last successful payment will be used. If there are no successful credit card payments, it is the responsibility of the Guest to send $500.00 by check to the Owner to satisfy the Security Deposit requirement. If, at the end of the rental period, the rental property is returned undamaged beyond normal wear and tear, the Security Deposit will be released in full within five (5) business days. In the event of any damages, Owner will provide Guest with a full accounting of expenses incurred and deductions made from the Security Deposit. Should the damages exceed the amount of the Security Deposit, Guest agrees to pay the balance within five (5) business days after receiving notification. Deductions from Security Deposit may include, but are not limited to: excess cleaning fee, hot tub draining and refilling fee, trash removal fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees. Owner is under no obligation to use the least expensive means of restoration. 6. Regular payments and security deposits for the booking will be displayed as 2148 Little Valley Rd 9 Realty, LLC on the Guest's credit card statement. 7. Guests must inform the Owner of their intention to bring children and the specific number. A child is defined as any person under the age of 18. 8. If a hot tub is provided at the Rental Property, it will be prepared and tested for proper and safe chemicals prior to or on the day of occupancy. Misuse of a hot tub or pool by the spilling of foreign substances into the pool, i.e. soap, shampoo, oils, glass or metal will result in a Service Call Charge at the sole discretion of Owner. Under no circumstances are pets allowed in pools or hot tubs. Violation of this provision shall be grounds for expedited eviction and forfeiture of all monies paid. 9. If linens or towels are rented from Owner or supplied with Rental Property, Guest is responsible for lost or damaged items at the cost of two (2) times the published standard rental price for such damaged or lost linens or towels. 10. In the event Owner is unable to make Rental Property available for any reason other than described above or a reasonable substitute as determined by Owner, Guest agrees that Owner's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges tha...

* Seasonal Fireplace: The indoor fireplace is operational and available for your enjoyment from October 1st through April 1st. * Starter Supplies: We provide a starter supply of toilet paper and paper towels to help you get settled in. * Security: For your safety and peace of mind, the property is monitored by exterior security cameras. These cameras are located on the exterior of the cabin and do not have any views of the interior or private patio areas.

Keep in mind these are winding mountain roads. Many of the best attractions are spread out. You will spend a lot of time in the car. The park is gorgeous but timely to navigate for first time flat-landers. There is no Cell Service once you're in the park so be prepared with maps or screen shots. There are no cabins inside the park other than the ones you may pass on certain hikes that are 100 years old and not inhabitable. It's a national park since 1934. PIGEON FORGE: 5.3 miles easy roads. GATLINBURG: 14 miles heavy traffic. CADES COVE: 30 miles. 1 hour 30 minutes to get there. The loop at Cade's cove is 10.6 miles. Drive it, rent a bike at the start and bike it, or run it. It is closed to cars and open to runners and cyclists Wednesday and Saturday mornings until 10:00am Early May to Late September. Gorgeous views, wildlife, and a pretty good chance you'll see a bear. CLINGMAN'S DOME: 38 Miles. This will take 3-4 hours round trip. There are plenty of amazing hikes at Newfound Gap on the way up such as Andrews Bald and "The Jump Off" and more hikes in the Clingman's Dome area. Those less adventurous should at the very least check out the observation tower at Clingman's dome. DOLLYWOOD: 10 Miles Easy Roads. Tanger Outlet Malls: 7.6 Miles. Wears Valley Rd: 2.4 Miles. The Apple Barn: 7 Miles. Dollywood: 10 Miles. Titanic Museum: 6.2 Miles. The Island Amusement Park: 5.6 Miles. Rocky Top Harley Davidson: 5.2 Miles. Wears Cove Gap (our secret park entrance): 10 Miles. Foothills Parkway park entrance: 15 Miles. Neyland Stadium Knoxville: 29 Miles 50 Minutes. Gatlinburg park entrance: 15 Miles. Bark At The Moon is situated all alone in the woods in a small cabin community with 11 other cabins. The road is paved and winter friendly. If you are a total flatlander you should remember you are in the mountains and mountains go UP.
